Coastal Bend home shopping: three separate checks for wind, floodplain and insurance

Prepare for your Corpus Christi store visit by keeping the home's wind-design records, the property's floodplain review and insurance questions clearly organized.

Ask three questions before treating a home and property as a match

When you compare manufactured homes for a Coastal Bend property, keep three questions on separate lines: Is this home's design suitable for the intended site? What does the local authority need to review for placement and floodplain requirements? What insurance would cover this home at this address?

Each question needs its own answer. A home record, a property review and an insurance proposal serve different purposes. Bring all three into your conversation with MHC Corpus Christi so a promising floor plan can be considered alongside the work and confirmations your project needs.

1. Ask for the exact home's wind-design information

HUD explains that a manufactured home's interior data plate identifies its design wind zone and other design information. HUD also advises that a home should not be placed in a wind zone more restrictive than the one for which it was built.

Ask your consultant to identify the records for the specific home under discussion. For an existing new or used home, request the relevant data plate information. For a proposed order, ask what design and configuration are being proposed and which documentation will confirm them.

Have the intended address, county and proposed placement reviewed by the responsible installer and appropriate authorities. Ask which site conditions need further review and which installation instructions apply. A model name or an exterior photo does not provide those answers.

  • Which exact home or proposed configuration are we discussing?
  • What documentation identifies its wind design?
  • Who will confirm suitability for the actual site and review the installation requirements?

2. Give the property its own floodplain and placement review

Start by confirming which jurisdiction covers the parcel. MHC Corpus Christi's local planning guides note that Corpus Christi city resources apply within their jurisdiction; another nearby property may need a different local contact.

For a property in the city's jurisdiction, the City of Corpus Christi's Development Requirements page describes flood-zone development standards and the assistance available from its Floodplain Management Division. It addresses issues including elevation, anchoring and requirements that differ by flood zone. Ask the responsible local office to explain which provisions apply to your proposed manufactured home and placement.

Bring any survey, elevation certificate or previous property records you already have. Ask which records are current, what else is needed and whether a site visit or professional evaluation is required. Keep the office's written response with the property details rather than trying to apply an example elevation from a general webpage.

If you are still choosing land, use these questions while evaluating each parcel. Record unresolved items before making commitments that depend on the placement being acceptable.

3. Ask an insurance agent about the proposed home at that address

The Texas Department of Insurance advises manufactured-home buyers to ask about coverage amounts, replacement cost versus actual cash value, and additional flood or windstorm coverage. Its guide explains that flood insurance is separate from the home policy and that Gulf Coast properties may need a separate windstorm policy.

Give the agent the property location and the home information requested for the proposal. Ask for a written explanation of the coverages, exclusions, deductibles and any documents or conditions needed before coverage can begin. If separate policies are proposed, keep their costs and terms together when reviewing your budget.

Ask the agent to explain what remains unconfirmed. Keep an insurance estimate labeled as an estimate, and do not treat the home's wind-design record as an insurance commitment.

Compare two homes using the same property questions

Once you have two layouts you like, use the same intended address for both conversations. Make a short note for each home covering the proposed configuration, design documentation requested, property questions still open and information the insurance agent needs.

If one home has more complete answers, identify what is missing for the other before comparing project proposals. A blank line should mean awaiting confirmation. Ask who will obtain the answer and whether it could change the proposed home, site work or next step.

Keep any resulting installation or property work attached to the written proposal, with included work, exclusions and responsibilities explained. This helps your home comparison reflect the actual project being discussed.
